Garage Decluttering

Moving, probate and pre-sale clearances

Garage clearances before a house sale, after a bereavement or ahead of a move, with care for personal and valuable items and working to deadlines.

In short: Moving, probate and pre-sale garage clearances empty a garage to a deadline, whether for a house sale, completion day or an executor clearing a late relative's property, with personal papers and potentially valuable items set aside before anything goes. They suit sellers, executors, families and landlords. In the UK they typically cost £150 to £750 depending on the size and contents of the garage.

Moving, probate and pre-sale clearances

Garage clearances linked to a move or a sale usually come with a fixed deadline, such as an exchange or completion date, a viewing, or the end of a tenancy. Buyers generally expect the property to be left empty unless agreed otherwise, and the garage is often the last space to be dealt with and the fullest. Booking early gives time to sort through properly rather than clearing everything in a rush.

Probate clearances need extra care. The garage may hold paperwork, photographs and items of sentimental or financial value, and executors may need to know the value of the contents before anything is disposed of. We set aside documents, photos and anything that may be worth something, and can work to instructions from the family or executor when they cannot be on site.

What is included

  • Working to a sale, completion, tenancy or viewing deadline
  • Setting aside personal documents, photographs and letters
  • Setting aside items that may need valuing, such as tools, collectables and vintage items
  • Following written instructions from executors or family members
  • Photos of uncertain items sent to you before they go
  • Reuse, recycling and licensed disposal of everything else
  • Arranging key access with estate agents or neighbours where agreed
  • Sweeping out so the garage is ready to hand over

Who it is for

  • Sellers who need the garage empty for completion
  • Executors and administrators of an estate
  • Families clearing a parent's home after a move into care
  • Landlords clearing at the end of a tenancy
  • People moving to a smaller home without a garage
  • Sellers who want the garage to look its best for viewings

How much does it cost?

As a guide, these clearances typically cost £150 to £750 depending on the size of the garage and how much needs removing. Extra sorting time for paperwork and personal items is usually charged at £40 to £70 per hour for a two-person team. See our full cost guide.

How it works

How moving, probate and pre-sale clearances works, step by step
  1. Agree the deadline and instructions

We confirm the date the garage must be empty, who can make decisions and what must be kept or checked.

  2. Set aside personal and valuable items

Paperwork, photographs and possible valuables are boxed separately for the family or executor.

  3. Clear the rest

Remaining items are sorted for reuse, recycling and disposal, and removed.

  4. Ready for handover

The garage is swept and left empty, with photos sent if you are not there.

Moving, probate and pre-sale clearances: FAQs

Can an executor clear a garage before probate is granted?

Executors can usually secure the property and protect its contents before probate. Disposing of items of value before they are valued can cause problems, because the estate's value may be needed for probate and inheritance tax. It is sensible to have anything potentially valuable valued first, and to keep a record of what was removed. If in doubt, ask the solicitor handling the estate.

Do I have to leave the garage empty when I sell my house?

Usually, yes. Standard conveyancing forms record what is included in or excluded from the sale, and the buyer will normally expect the property to be clear of rubbish and belongings on completion unless agreed otherwise. Items left behind can lead to disputes or a claim for clearance costs. Check with your conveyancer if you plan to leave anything.

Can you clear the garage if I have already moved away?

Yes. You can give written instructions, mark what stays, and arrange access through a key safe, a neighbour or the estate agent. We send photos of anything we are unsure about before it goes and confirm when the garage is clear. Many sellers who have already relocated use this approach to meet a completion date.

What happens to personal papers we find?

Paperwork, letters, photographs and anything with personal details is boxed separately and handed to you or the executor. We never dispose of documents without your agreement. If you want papers destroyed, they should be shredded securely rather than put in general waste, to protect against identity fraud, particularly for someone who has died.
